Legal Terms

You are over 18 years of age and reside in England or Wales.

You are the registered proprietor of the property to be sold or remortgaged, or the intended registered proprietor of the property to be purchased.

Hunt Kidd Law Firm will act on your behalf in respect of your standard conveyancing transaction.

The legal fees quoted on the website apply only to standard residential conveyancing work.

Upon receipt of your instructions you will be assigned a dedicated conveyancer who will handle your case. You will be sent a retainer letter including an estimate of the basic legal fees and information required from you to allow the transaction to proceed. This document will be posted to the home address provided by you as part of our identification verification procedure.

The estimate is given in good faith although on some occasions it is not possible to take all matters into account at the outset and therefore the estimate is not intended to be fixed. We will inform you in writing if any difficulties arise or if anything occurs which makes it necessary to revise the estimate at the time the additional work arises.

It may be necessary to carry out further searches including eg a Coal Mining Search at a cost of £25.00 or/and an Environmental Search at a cost of £41.95.

The Stamp Duty Land Tax Return Form must be completed by the buyer/transferor and sent to the Inland Revenue within 30 days of completion to avoid a penalty of £100. We can complete the form on your behalf and forward it to the Inland Revenue together with any stamp duty payable. Our fee for this service is £50 plus VAT.

If you have chosen to take out No Completion No Fee Insurance you will not have to pay our legal fees if your transaction falls though at any stage before legal completion. You will still be liable for any disbursements incurred on your behalf eg. search fees. The fee of £39.95 inclusive of VAT in respect of the NCNFI must be paid in full at the outset of the transaction.

If your transaction does not proceed to legal completion, and you have not taken the NCNFI we will make a charge for the work carried out up to that point on a pro rata basis.

If the property is subject to a Shared Ownership Scheme a fee of £150 plus VAT will be charged in respect of the additional work involved in dealing with the Housing Association and their solicitor.

In the event that the property is Leasehold this will increase the volume of work that is necessary in that we must peruse the Lease in detail and the additional enquiries which will be raised. Accordingly if the property is Leasehold we will charge an extra fee of £100 plus VAT.

We do not control payments to third parties ie disbursements such as land registry fees, searches etc and our quotes are based on the information available at that time. Accordingly, we cannot guarantee these fees will not increase.
