Sale and Purchase

What is the property sale price?
If the property is leasehold, the legal title will include an additional set of Title Deeds and a Lease. We will contact the Freeholder/ Managing Agent to check that the terms of the Lease have not been breached and we will calculate the rent/ service charge payments due on completion.
Is the sale property leasehold?
We can provide a freehold HIP for £264.38 or a leasehold HIP for £287.88
Provide HIP?
To repay second charges or other unsecured loans.
Removal of second mortgages/ repayment of other loans?
Should you decide to take this option, and the matter does not complete, we will not charge you for any of our legal fees.
No completion no fee insurance (this does not cover the HIP element of your quote)
What is the property purchase price?
f the Home Information Pack (HIP) provided by the agent contains searches (less than 6 months old at the time of completion) this will be acceptable to your mortgage lender. This will avoid the cost of a further local or drainage search, and you will only require the basic Land Registry Searches on completion.
Does the property have a Home Information Pack?
Even if Stamp Duty is not payable on your purchase, an 8 page SDLT Self-Assessment Tax Return Form must be completed and submitted to the Inland Revenue in every case. Failure to file this return within the Inland Revenue's 28 day deadline will incur a fine, further the property cannot be registered in your name without the Inland Revenue having acknowledged receipt.
Stamp Duty Land Tax Return completion?

You will be the first owner of a newly built property.
New build?
You are buying a property through a shared ownership scheme.

Required when you are borrowing from more than one lender, or borrowing more than the purchase price on a Right to Buy purchase.
Deed of Postponement?
Required when somebody over 17 lives at the property and is not a party to the mortgage.
Deed of Consent?
Required when somebody over 17 lives at the property and is not a party to the mortgage.
Declaration of Trust?
Should you decide to take this option, and the matter does not complete, we will not charge you for any of our legal fees.
