Purchase

What is the property purchase price?
If the property is leasehold, the legal title will include an additional set of Title Deeds and a Lease. We will contact the Freeholder/ Managing Agent to check that the terms of the Lease have not been breached and we will calculate the rent/ service charge payments due on completion.
Is the purchase property leasehold?
You will be the first owner of a newly built property.
New build?
If the Home Information Pack (HIP) provided by the agent contains searches (less than 6 months old at the time of completion) this will be acceptable to your mortgage lender. This will avoid the cost of a further local or drainage search, and you will only require the basic Land Registry Searches on completion.
Does the property have a Home Information Pack?
Required when somebody over 17 lives at the property and is not a party to the mortgage.
Deed of consent?
Buyers are putting in different amounts, or an outside party is giving money towards the purchase
Declaration of trust?
Should you decide to take this option, and the matter does not complete, we will not charge you for any of our legal fees.
No completion no fee option?
Required when you are borrowing from more than one lender, or borrowing more than the purchase price on a Right to Buy purchase.
Deed of postponement?
You are buying a property through a shared ownership scheme.
