It is thought that up to 25% of conveyancing transactions fall through. The reasons are numerous, from buyers not being able to obtain mortgage funding, to problems highlighted during surveys, and even just buyers deciding that they would rather purchase a different property.
Having the buyer or seller of your property pull out of the deal before exchange of contracts not only causes disruption and delays, leaving you to start the whole process again, but it also leaves you with wasted legal expenses through no fault of your own.
We are able to offer you an option of paying £39.95 at the time you instruct us, and we waive our legal costs should your transaction fall through. Any disbursements already paid (costs to third parties for searches etc) will not be recoverable, but we will not charge you for the time we have spent on your file, however close to completion you are. All that we ask is that you inform us as soon as you know that the transaction has terminated, and use us again for your next conveyancing instruction. You are free to take out this option again on any subsequent transactions.
