What is a Home Information Pack (HIP)?
A HIP is a collection of title documents and searches which is provided by the seller and must be available before a property is marketed.
Since 14th December 2007, all residential properties placed on the market require a HIP.
What is in a HIP?
- An index of contents
- An energy performance certificate (EPC)
- A sale statement
- Title documentation
- Local and drainage searches
- If leasehold, a copy of the lease
How long will it take?
Upon receipt of your payment we will fax your estate agent to allow marketing to commence. The time required to compile your HIP will generally be dictated by the time taken for the local search result. This will be approximately 1 to 2 weeks. Upon receipt of this report we will compile your HIP and email it to you. If you require a paper copy or a CD, there is an additional charge of £11.75 + (inc VAT).
Will someone need to visit the property?
Yes, we will organise for a Domestic Energy Assessor to contact you shortly after you have placed your order to arrange a convenient time to visit your property. The assessor will look at the energy efficiency of your home in order to issue the Energy Performance Certificate (EPC)
